A smart unit residents pay a premium for.
Lighting, shades, climate, entertainment and access in every unit — installed by the contractors already on your job, across a new community or one turn at a time.
Renters already want it, and most communities still don't offer it
A smart unit is no longer a luxury differentiator — it is something renters look for and are willing to pay for. Most of the market has not caught up, which is the whole opportunity.
Priced and installed for luxury, not for scale
The technology has existed for years. What has kept it out of most communities is a per-unit cost that only a flagship can justify, and an install model that assumes a specialist.
A per-unit cost that doesn't scale
Systems from large building-automation vendors are priced for a handful of premium units. Multiply that across a whole community and the business case disappears.
Proprietary from end to end
Proprietary hardware needs accredited integrators. You wait on their schedule, pay their rate, and only they can touch the system afterwards.
Value left on the table
Without a smart package, a community competes on price and finishes alone — and the premium residents are already willing to pay goes uncollected every month.
One platform for the whole apartment
Every unit runs on a Nexus Hub, a local controller that speaks to the devices already specified for the community.
It has to work for whoever lives there
A guest tolerates a system for two nights. A resident lives with it for a year or more, and so does everyone else in the unit. That is a higher bar, and it is the one worth designing to.
Aware, not preset
The unit reads occupancy, daylight and time of day and adjusts on its own. Nothing is locked to a fixed menu of moods — a resident who wants something different simply changes it, and it stays changed.
Everyone in the unit, not one account holder
Partners, housemates, children and guests all need it to work. Control lives on the wall as well as the phone, so nothing depends on one person having the app open.
It stays with the unit
When a resident moves out, the system does not leave with them. Credentials are revoked, preferences reset, and the next resident starts on a clean unit with no handover required from your team.
Fitted to the build, or to the turn
A new community can be specified from the drawings. An occupied one does not need a project at all — units come online as they turn, inside the window the unit is already vacant for.

Specified with the scope
We produce the unit design, the hardware list and the installation guidelines up front — with the drawings on a new build, or as a repeatable turn package on an existing community.
Installed by your contractors
Your electrical, low-voltage and general contractors fit it to the guidelines. The same package repeats unit to unit, so it gets faster as the rollout goes on.
Commissioned unit by unit
We are on site for the initial hub deployment and remote from then on, so units come back to market on their normal turn schedule.
Revenue that doesn't depend on the utility bill
In most communities the resident pays the utilities, so an energy argument lands with the wrong person. The return here comes from the rent roll and from how quickly a unit fills.
One platform for the entire community
When you are ready, Nexus extends past individual units to the spaces residents share — and we can run the IT behind it.
